🏡 Sellers Are Motivated, but Cautious

A key takeaway from the survey is that 61% of potential sellers have been thinking about selling for over a year. What’s stopping them? For most, it’s the mortgage rate “lock-in” effect — meaning their current mortgage rate is significantly lower than what they’d get today. Since nearly two-thirds of sellers plan to buy another home after they sell, many are hesitant to trade into a higher rate.

Still, sellers are paying attention. More than 3 in 4 believe mortgage rates will remain elevated or increase in the coming year. Interestingly, 43% of those who expect rates to rise say it actually motivates them to sell now, to get ahead of further hikes.

💸 Confidence in Home Prices Remains High

Despite rate concerns, 81% of would-be sellers believe they’ll get their asking price or more. High buyer demand and low inventory continue to push prices upward, especially in competitive markets like Marin County. Homeowners are confident that even if they’re stepping into a higher rate, the potential to cash out with significant equity is well worth it.

The most common reason for selling? Lifestyle shifts.

  • 46% are looking for a new community or lifestyle

  • Nearly 80% cited "need to move" reasons such as upsizing, downsizing, relocation for work or family, or financial changes
